Visa rules remain unclear for buying detached homes in Dubai

Due to the new property ownership regulations introduced last spring, I'm completely confused about whether purchasing a detached home qualifies me for a residence permit. Has anyone recently gone through this process and can confirm the current regulations? I'm also curious about the differences between buying a house under construction and buying a completed home.

To be honest, I didn't get a clear answer from the agencies I contacted either. About three months ago, I had a similar situation when I was looking at individual properties, and the answers were completely different. One consultant said the visa threshold was still 750,000 dirhams, while another said it had changed.

Visa status and property type are two different legal aspects. Confusion often arises from mixing them up. For detached homes in particular, the property zone is more important than just the price, and this detail changes all visa requirements. Sales conditions in some zones still allow for residence, while in others they do not. There are approximately 40 property zones in Dubai, and not all of them are subject to the same rules for villas.
